What's next for Pier 7? | Boston Redevelopment Authority News

The submissions are in!

The BRA received four proposals to reconstruct and reactivate the Innovation District?s Wharf 8/Pier 7 in response to the Request for Proposals. ?The wharf is located between Liberty Wharf and Bank of America Pavilion, and it provides an incredible opportunity to create a mixed-use maritime facility to support waterfront tourism and Harbor access goals.? The review process will begin shortly.? In the meantime, keep reading for the BRA?s goals for Wharf 8/Pier 7.

Based on the objectives of the 1996 Port of Boston Economic Development Plan, the 1999 South Boston Seaport Public Realm Plan, and the 1999 Final Master Plan Boston Marine Industrial Park (BMIP), the wharf?s goals include:

  • Increase job opportunities for Boston residents.
  • Protect and promote water-dependent industrial uses within BMIP and enhance BMIP?s role as an economic development catalyst for South Boston.
  • Attract uses/tenants with a high ratio of jobs/SF.
  • Combine the water-dependent industrial requirement with emerging innovative technologies and uses designed to encourage pedestrian traffic visitation to the port and Innovation District.
  • Preserve BMIP?s ability to take full advantage of its extraordinary waterfront location and overall accessibility in order to help the City attract and enhance international trade.
  • Leverage private resources and expertise to improve the site and upgrade the BMIP?s overall appearance.
  • Improve physical assets that will support viable economic activity and promote business growth and job creation within BMIP for years to come.
  • Incorporate sustainable development and green building strategies and technology.
  • Create daytime/hourly boat slips available to private vessels to encourage water based visitation to the port and Innovation District.

As a Designated Port Area,?apartments/condominiums, hotels/motels, health care facilities, recreation boating, entertainment or sports complexes, and general office buildings are prohibited from Wharf 8/Pier 7.

Did you know Wharf 8/Pier 7 contains 284,260 SF of water sheet, including 86,832 SF of former pier space?

It is located in a?Designated Port Area?and is zoned a Maritime Economy Reserve (MER).? MER permits the following maritime industrial uses: bulk and containerized cargo handling operations; large vessel service support and repair; seafood processing and distribution; passenger vessel operations; and similar uses.
